On this project we completely modernized a 1200 sq foot bungalow. Very little is left of the old house. We added floor space with an addition to bring us up to a now 2000 sq foot bungalow with a great room that has a 19 foot cathedral ceiling with floor-to-ceiling windows and showstopping view of the backyard.
This place has a backyard with a huge walk-out deck, hot tub, drive-through garage, and driveway & walkway with in-floor snow melt system so the clients don’t have to worry about shoveling snow in the winter.

This totally redone house does not have a traditional HVAC forced air heating system – instead it now utilizes a boiler system, and all heating will come from radiant in-floor heating. This is done because radiant heating is much more comfortable, even heat which warms the whole room from your feet up. As well, this method of heating ensures the atmosphere is less dry and harsh on the body without all the dust pollutants that can sometimes become an issue with forced air.

To combat stagnant air and to offer supplementary heating should it ever be wanted as well as cooling, there is also an HRV system in place which circulates fresh air into the home.

Downstairs we underpinned the existing basement to increase the height and achieve 8 foot ceilings. And outside we refaced the existing house with all new brick.

There is so much to say about this full home renovation that feels more like a completely custom home – we have really enjoyed this one!
